At Bergstreme Developments we understand that having a custom home built is a major investment. That is why our team is dedicated to walking you through each step of the process. We will work within your budget to make sure that you get the best value out of each rand you invest.
Step 1: Find Your Land - "We build on your plot or ours.."
We will design a plan to suite the plot - whether it is one of our own plots, one that we may have to source for you or your own plot that needs developing. We can help you evaluate and find the perfect backdrop for your new home.
Step 2: Design Your Home
We offer a complete package deal - from the initial design, submission and approval of architectural drawings, to the building development. If you already have a plan, we could quote to construct your home to your requirements. If you do not have a design yet, then we can design a home to suite the site, keeping in mind your specific requirements and budget.
Step 3: Building Specifications
During the design process, Bergstreme Developments will work with you to develop a set of specifications that detail every aspect of your new home. Your preliminary design and initial drafts of your specifications will be reworked as necessary to ensure your home is within budget. The final specifications will ensure that there are no surprises when your home is complete. In our quotation we will make allowance (p.c. amounts) for finishes such as kitchen and bedroom cupboard, floor covering, sanitary ware etc. so that you can choose your own finishes during the building process. The quotation with the specifications and p.c. amounts will become part of the building contract.
Step 4: Construction
When we have both reviewed and agreed upon the building design, specifications and cost, we will formalize the contract and the construction process begins. Bergstreme Developments works with some of the best suppliers and subcontractors in the area and we personally oversee the entire construction process. Each home we build is constructed with the highest quality materials so your home will endure and increase in value for generations to come.
Step 5: Inspection
During the construction process, in addition to our normal daily supervision, we conduct specific in depth inspections at critical milestones: prior to foundation casting - soil testing by engineer, prior to ground floor slab casting - compaction test by engineer, slab/deck (if double storey) and reinforced beams checked and certified by engineer, plumbing drainage test by municipality, plumbing pipe work pressure test by qualified plumber, electrical systems certified by qualified electrician, roof inspection by engineer and final walk through snag list by ourselves. In addition to the above the NHBRC conducts random quality control checks throughout the building process. These special inspections help to ensure that your new home will be structurally sound.
Step 6: Move - In!
Prior to your move-in, we will carefully walk through your new home with you to make sure everything is as you expected it to be and in good working order. Our goal is to build your home as you dreamed it would be or better. We build homes that we would be proud to live in.
