Construction project management
To say that we offer project management services is a vague statement because a project manager is a professional in the field of project management. They have the responsibility of the planning, execution, and closing of any project, typically relating to construction industry, architecture, computer networking, telecommunications or software development. Many other fields in the production, design and service industries also have project managers.

We therefore prefer the term Construction Project Manager as more appropriate for the service we offer because we operate in the construction environment. Construction project management can be defined as the management on behalf of a client of the entire process necessary for the procurement of the design and construction of a building project from project initiation through to project close out.According to the Project Management Body of Knowledge (PMBOK) there are nine processes applicable to each and every project. Kunye Properties accepts PMBOK as the project manager’s guideline but also believe that the basics project constraints must be met before the Client can be satisfied:
Quality + Time + Cost = Project of good quality delivered on time, within budget = Project success!

Typical service
Whether it is a house or a more complex structure, our approach on a typical project is the same:

 

We listen to the Client, interpret his needs and prepare a project brief;

 

Appoint the necessary consultants (normally an Architect and maybe a QS or Engineers), to work on risk, to prepare sketch plans and a feasibility study for the Client to consider;

 

When initial design and cost estimates are accepted we will formalize the appointments and start with the design development process to prepare a final project budget for the Client’s approval;

 

After acceptance we can assist with applying for project finance with the Banks if necessary;

 

Once the scope of works and budget is approved and the project finance is available, we will procure tenders for the works, appoint the successful contractor and hand over site;

 

During the construction phase we will supervise the work to ensure an acceptable quality, manage progress and control the project cost;

 

Before handover the works will be inspected by us and the Contractor will remedy all the defects;

 

On completion of the works the final account will be settled with the Contractor, all guarantees, “as-built” drawings and other contract completion documents will be handed to the Client.

 

Finally we sit down with the Client to ensure that the Client is satisfied with the project.


During a project the client, and all other relevant parties, are kept up to date with information shared in progress meetings, progress and cost reports, etc. We regard any problem that may arise on a project as our problem. Our ‘together we develop your property” philosophy mean that all matters with quality, time or cost implications will be discussed with the Client and he/she will have the final decision before any instruction are given.
