PropertyProbe's pre and post-lease property inspections give landlords and tenants accurate and detailed information on the condition of the property to be let. This can have many advantages for the both the Lessee and the Lessor.
A PropertyProbe pre-lease property inspection report provides the owners, letting agents, and future tenants with an accurate indication of the condition of the property prior to occupation, helping to reduce the chance of a dispute or costly repairs at the end of the lease term. Reports include photographs and detailed descriptions of the building, the facilities and any existing faults. A inspection can be arranged at any time prior to the commencement of the lease. It is an unbiased report, neither favouring the owner or the tenant.
Our Lease Inspections include the evaluation of all major systems and components in a building. This establishes the systems and components’ current condition, remaining design life, and any immediate and future repairs that may be necessary.
Upon expiration of the lease a PropertyProbe post-Lease Inspection Report can be provided. This report is an assessment of the property to establish the extent of making good work required to reinstate the property in the same condition as to when the tenant took occupation of the property.
A Post-Lease Property Inspection Report identifies breaches of obligations regarding the maintenance of the property by the tenant that occurred during a lease. These may include:

* Redecoration required
* Reinstatement of alterations done during occupation of the property by the tenant
* Breaches in terms of lease regarding the tenants responsibilities in maintaining the property during occupation
