What we do
SoundRock likes to make every project really exciting as well as profitable for landlords, tenants, estate agents, construction teams and the host of services and product suppliers attached to the project.
More and more rural communities are demanding the kind of facilities and services previously only available in city centres. SoundRock has become increasingly involved in remarkable new Shopping Centres in undeveloped regions such as Orange Farm and Apel. Perhaps even more exciting is the massive new Shopping Centre in Gugulethu, Cape Town‟s huge township, whose residents have for so many years had to journey into the city in order to buy their goods. They are now able to visit a world class Shopping Centre in the very heart of their community, with the knowledge that major supermarket chains, clothing and furniture stores as well as top class restaurants and fast food outlets are now right on their doorstep.
The realization of Mark and Melissa‟s vision as a vital link in the process of bringing Twenty First Century Retailing to all the people of South Africa is fast becoming a reality.
SoundRock initiates every project exactly where it should be started – at the beginning! Does that sound too simplistic? Take a moment to think about it.
Far too many people and companies enter a project at the wrong point. They don‟t cut right back to the basics and build from there. This creates uncertainty across the board.
This applies equally to SoundRock‟s staff. It has been found that any person not fully „hatted‟ (American slang for being given a full job description) remains confused about what they have to do. If their job involves customer service and delivery and they are confused about their role in the company, it is likely that their service and delivery will be poor.
SoundRock performs an intensive induction of all their staff, followed up by regular training. The training includes not only a full job description and thorough „hatting‟ but also general business and organizational principles.
Retail Leasing is the major product of the Shopping Centre Industry.
Centres are built for the specific purpose of finding the ideal Anchor
tenant then filling the GLA (Gross Leasable Area) of a Centre with the
best possible mix of tenants.
SoundRock’s Commercial and Industrial Division
SoundRock specializes in new developments. Most of their tenants commit
to a lease while the site is still in the planning phase.
The function of the division is to obtain a mandate from landlords
to renovate residential properties and find suitable tenants for them.
Tenant coordinators handle Retail, Commercial, Industrial and Residential
properties to ensure excellent communication between Landlord and Tenant
and that the installation of Tenants into their rented spaces is achieved
with a minimum of fuss.
